Baylands stands as a world-class model of sustainability, transforming roughly 700 acres of underutilized land into a thriving, healthful community that enhances the environment, the economy and the social vitality of the city and region.
Zero Net Energy goal
Baylands aims to consume zero net energy annually. This means that the energy it uses is approximately the same as the amount of renewable energy it creates. Power is generated by rooftop solar on all buildings, on-site solar systems that feed both the project and the City of Brisbane and offsite sourcing of renewable energy from existing providers.
A robust green building program ensures that all Baylands structures exceed state and federal energy standards and are LEED Silver, GreenPoint rated or better.
Water Capturing and Recycling
Baylands brings to life a multi-faceted approach to water conservation. An innovative storm water collection system nourishes the Brisbane Lagoon and protects flood-prone areas while an onsite water recycling facility creates non-potable water for irrigation.
Reduces Greenhouse Gas Auto Emissions
Stretched alongside a transit hub, Baylands reduces greenhouse gas auto emissions by getting people out of cars and into trains and buses. Currently, Brisbane has four jobs for every one resident, which exacerbates emissions and creates traffic snarls by forcing people to commute by car.
By creating a vibrant neighborhood of offices, homes, stores and eateries close to transit and surrounded by nature, Baylands epitomizes how people want to live, work and play today.
Baylands replaces a sprawling, underutilized and polluted site with a safe mixed-use neighborhood for people to grow, innovate and thrive.
Habitat and Open Space
Nearly one-third of Baylands is vast and protected open space, thriving natural habitats and miles of trails. Baylands also provides a key link on the San Francisco Bay Trail.
By creating roughly 15,000 long-term construction and permanent jobs, Baylands fuels Brisbane’s tax rolls, and opens up new opportunities for civic and cultural improvements.
Baylands provides housing for all age groups and 15% of all new housing units are below market rate.
